What we examine

Exterior: shingle condition, granular loss, lifting, curling; slate slippage and crack patterns; copper patina and flashing integrity; flashing at chimney, walls, skylights, plumbing penetrations; ridge caps, hip caps, ridge vents; valley liners and waterproofing; gutter integrity and downspout function; roof penetrations and seals.

Interior: attic ventilation and insulation condition; water staining on rafters, decking, ceilings; daylight visibility (indicates active gaps); mold, mildew, or pest activity; structural concerns (sag, deflection, deck condition where accessible).

The written report

Every inspection produces a written report delivered within 24-48 hours, with photographs of each finding, a severity ranking (immediate / short-term / monitor), and recommended action items. The report is yours to keep — useful for insurance records, warranty claims, and pre-sale documentation.
